THE BUYER CONSULTATION

Whether you’re a first time buyer or a seasoned real estate investor, we make sure to take the time to sit down with you upon meeting and go over a comprehensive consultation. Our main objective is to provide you with all the information about buying under TODAY’S specific market conditions so you can make the best decision for yourself about how to proceed with your real estate needs. Whether you’re ready to purchase now or in the coming months or years, it’s important to discuss the process in detail so you are empowered and prepared for whenever the time is right.

In this meeting we will discuss:

  • Your goals for home ownership – What kind of property are you looking for? Where are you looking? What is your timeline? What amenities in a home do you want or need?
     
  • How the Seattle Home Savvy Team operates – We will provide background info about our team, how we ended up in real estate, and why we love what we do! Our team approach and successful track records are a great benefit to you and you should know how and why!

  • The process of purchasing – we tailor all of our searches to your specific goals and needs.  Whether the market is a buyer’s market or a seller’s market changes how we negotiate and search for that perfect home for you.  In this presentation, you will find out just how we can ensure you are prepared to attain your goals as well as explaining the timelines you can expect so you are familiar with the whole process!

  • Resource guidance – need a strong lender referral? Contractor? Or just some basic guidance on how this process works? What’s earnest money and what are the other financial expectations you need to prepare for? How do your Real Estate Brokers get paid?  We will provide you with a ton of information that will help steer you in the right direction to make sure your goals are met and your questions are answered!  You’ll walk away from this meeting completely prepared to take on this exciting new chapter in your lives!

It’s critical that you are being taken care of by a reputable, reliable, and competitive lender and we work with some of the best of the best! We respect your need to compare different lenders, so we can connect you directly with some of the best loan officers to enhance your purchasing power and provide you with the most seamless buying experience and best rates available. 

One of the very first steps you will take is to get pre-approved by a trusted lender who will be able to guide you on a comfortable purchase price and provide a pre-approval letter. This will allow us to customize your home search and be ready to pounce on a home as soon as the right one comes along! This process is fast, but these trusted lenders are ready to jump with us into action whenever you find “the one”!

THE HOME SEARCH

Our ultimate goal is to help you find the property that best suits your specifications while also balancing your time and budget. Based on your criteria we will customize a search in the Multiple Listing Service database and we will filter out the best of the homes to share with you. You are also welcome to utilize our website here to customize your own search if you like to keep your eyes on the market as well!  

We’re very efficient at evaluating the individual needs of our clients and researching homes that reflect those terms. It is important to note that we will NEVER sell you on a home! We always do our best to give you the whole picture… to point out the benefits and drawbacks to every property based on our expertise in consideration of your needs. THE OFFER PROCESS

Once you’ve found the home of your dreams, we will thoroughly guide you through the offer preparations, help you evaluate possible negotiating scenarios, and we will strategize with you to compose a solid and complete offer. If it is a competitive atmosphere that we are working in, we will also be strategizing behind the scenes to give your offer the BEST competitive edge. Since we also know incredibly thorough inspectors, escrow resources, and title experts, you can be sure you have a team behind you who will safeguarding your best interests and working on your behalf throughout the entire process! 

We started this business to help people and we LOVE celebrating with our clients when their offer is accepted. This process can be tough, but we are in it with you to ensure it is as streamlined and easy as possible. Once your offer is accepted we will post your sold sign on the property and take a photo to commemorate this monumental milestone! We love winning and especially we love winning the smiles on the faces of our people!

CLOSING

From preparing the initial offer to signing closing documents, we thoroughly oversee all timelines, appointments, and paperwork details very carefully to ensure your transaction processes smoothly. There are a multitude of steps that lead up to this moment and we will be guiding you all the way home.
